LAS POSAS was designed as an upscale, full-service hotel and conference center with excellent visibility from Highway 101 and good access off Los Posas Road, in the city of Camarillo. The improvements were designed and located within two buildings on a site area of approximately 5.9 acres. The average guestroom size was approximately 405 square feet. Other amenities included a health club, gift shop and featured 240 rooms, 2 restaurants, a lounge, a business center, and 9000 square feet of banquet and meeting space. A Samson property originally consisting of approximately seven acres off Highway 101 in Camarillo, California, and held in a single purpose entity called Las Posas, LLC, this project is an example of the successful repositioning of a property in keeping with the community’s wishes.
While considering the various uses for the property, it became apparent in meetings with the city that they needed a conference center in order to compete with surrounding communities and take advantage of their strategic positioning among major technology and health provider companies. The Samson team conceptualized and designed a destination conference center and hotel project, ultimately receiving preliminary approval of the project by the city. Samson’s vision was so triumphant, that the city of Camarillo purchased the project outright in August of 2004 and has successfully negotiated a contract with the Marriot Corporation to operate the city owned facility.
